The PH has a huge outdoor terrace with private swimming pool and bar, perfect setting to enjoy the sunset for a large group of family or friends. You can also find a second terrace upstairs to enjoy more peace and quiet. There are six double rooms and one master suite with it’s private balcony looking out to the pool! All rooms have their own private bathroom/shower. Inside you can enjoy a huge dining room, living space, kitchen, inside bar and plenty of comfy places to lay from the sun.

REGULATIONS FOR USE AND ENJOYMENT OF THE "PUERTO DE LUNA RESIDENCIAL" CONDOMINIUM

The following regulation contains the applicable rules and guidelines for the use and enjoyment of the privative units, within the PUERTODELUNA RESIDENCIAL condominium, in accordance with the internal regulation, which regulates the Condominium Regime.DEFAULT USE. Except for the exceptions contained in the condominium regime itself, the Privative units will be destined for "residential" use (article 6)

 MAXIMUM OCCUPATION. The maximum occupancy will be 4 people per room, including minors. (Article 18)

 MANAGED USE AND RATIONALLY SILENT. Owners should avoid noise, actions, or smells that are annoying to third parties. It is strictly forbidden to put clothes on windows, balconies or places of common service (Art. 15-17, 19)
 COMMON AREAS AND PRIVATE PROPERTY. Every owner, as well as their tenants and / or guests have the right to use the common areas of the condominium in an orderly, peaceful manner, without limiting the use to the other owners, however there are areas of private property and / or exclusive use, said Areas can not be used by the owners, tenants, guests and / or workers, such as the reception of the hotel, room and bathrooms inside the building "7" that are for the exclusive use of hotel guests.  PETS. The owners are responsible for cleaning the waste of their pets and should avoid animals that are annoying to other residents, keeping your pet under your control, with a leash and placard at all times. (Article 19)
 MODIFICATIONS WITHIN THE PRIVATIVE UNITS. Prior authorization from the administrator is required for all modifications within the private units, who will ensure that these do not affect structures, facilities, facades, and other common areas.  DAMAGE IN COMMON AREAS.  WORKERS OF THE CONDOMINIUM. The workers of the condominium respond to the authority of the administrator, as part of the fleet of labor, so the owners, tenants, guests, workers, should not interfere with their daily work, nor request personal work within their work schedule within the condominium. (Article 34).
 GARBAGE. The garbage must be placed in the containers located in the specified areas. It is recommended to separate PET cans and aluminum cans in containers for this purpose.




REGLAMENTO DE USO Y DISFRUTE DEL CONDOMINIO “PUERTODELUNA RESIDENCIAL”


El siguiente reglamento contiene las reglas y lineamientos aplicables para el uso y disfrute de las unidades privativas, dentro del condominio PUERTODELUNA RESIDENCIAL, en concordancia con el reglamento interno, que regula al Régimen de Condominio.

 USO PREDETERMINADO. Salvo las excepciones contenidas el propio régimen de condominio, las unidades Privativas se destinarán para uso “Habitacional” (art. 6)

 OCUPACIÓN MAXIMA. La ocupación máxima será de 4 personas por habitación, incluyendo menores de edad. (art. 18)

 REGISTRO. Los propietarios de las Unidades Privativas de uso habitacional Plurifamiliar, deberán deben registrar las fechas de la estadía de sus inquilinos y su información de contacto con la administración antes de su llegada. (art. 30)

 USO ORDENADO Y RACIONALMENTE SILENCIOSO. Los propietarios deberán evitar ruidos, acciones, u olores que sean molestos para terceras personas. Queda estrictamente prohibido poner ropa en ventanas, balcones o lugares de servicio común (Art. 15-17, 19)

 AREAS COMUNES Y PROPIEDAD PRIVADA. Todo propietario, así como sus inquilinos y/o invitados tiene derechos de usar las áreas comunes del condominio de manera ordenada, pacífica, sin limitar el uso a los demás propietarios, sin embargo existen áreas de propiedad privada y/o de uso exclusivo, dichas áreas no podrán ser utilizadas por los propietarios, inquilinos, invitados y /o trabajadores, tales como la recepción del hotel, sala y baños dentro del edificio “___” que son de uso exclusivo de huéspedes del hotel. (art. 7 y 8)

 REUNIONES SOCIALES. Si bien las reuniones sociales dentro de las unidades privativas son bienvenidas, el ruido debe mantenerse a niveles "razonables" por debajo de 68 decibeles. Con la única limitación de evitar música o ruido excesivo antes de las 9:00 a.m. y después de las 10:00 p.m. (art. 15)

 MATERIALES TÓXICOS. Dentro del Condominio incluyendo áreas comunes y privadas, deberá asegurarse no haya productos químicos, flamables, tóxicos o peligrosos o armas de fuego que comprometan la seguridad, salubridad o comodidad, de los ocupantes del complejo condominal. (art. 12)

 MASCOTAS. Los propietarios son responsables de limpiar los deshechos de sus mascotas y deberán evitar animales que sean molestos para los demás residentes, manteniendo a su mascota bajo su control, con correa y placa en todo momento. (art. 19)

 MODIFICACIONES AL INTERIOR DE LAS UNIDADES PRIVATIVAS. Se requiere autorización previa del administrador para todas modificaciones dentro de las unidades privativas, quien vigilará que estas no afecten estructuras, instalaciones, fachadas, y otras áreas comunes. Siendo el propietario responsable en todo momento de los daños o desperfectos en la ejecución de dichos trabajos. Los horarios de trabajo son de 9:00 a.m. a 6:00 p.m. de Lunes a Viernes y Sábados de 9:00 a 2:00 p.m., quedando estrictamente prohibido trabajar durante días festivos.(art. 21-26)
 DAÑOS EN AREAS COMUNES. Los propietarios serán totalmente responsables de cualquier daño causado en las áreas comunes, a razón de mal uso, daño causado por ellos, o por terceros un uso y/o disfrute de su unidad privativa, incluyendo inquilinos, invitados, huéspedes y/o personal de trabajo. En cuyo caso el propietario responsable deberá cubrir el costo de la reparación, que será agregado a sus cuotas de mantenimiento. (art. 32)

 ÁREA DE ALBERCA: Dado que no hay salvavidas en el área de alberca, los niños menores de 12 años deben ser supervisados durante todo momento por adulto responsable. No se permite correr o echarse clavados. Los juguetes de la piscina deben almacenarse lejos del área de la piscina. Los objetos de vidrio no deberán ser usados. Se deberá usar traje de baño de licra dentro de la alberca. Queda prohibido el ingreso de las mascotas a la alberca y sus alrededores. El horario de la alberca es de 9 a.m. a 9 p.m. de Lunes a Domingo (art. 15)

 ESTACIONAMIENTO. El número de cajones de estacionamientos están señalados dependiendo del número de habitaciones de la unidad privativa, el área de estacionamiento no cuenta con lugares designados, sin embargo cada carro deberá tomar un cajón de estacionamiento, quedando estrictamente prohibido reparar vehículos motorizados, lanchas, ni usar los cajones de estacionamiento como espacios de almacenamiento.

 TRABAJADORES DEL CONDOMINIO. Los trabajadores del condominio responden a la autoridad administrador, como parte de la flotilla de mano de obra, por lo que los propietarios, inquilinos, invitados, trabajadores, no deberían interferir con el trabajo diario de ellos, ni solicitar trabajos personales dentro de su horario de trabajo dentro del condominio. (art. 34).

 BASURA. La Basura deberá de ser colocada en los contenedores ubicados en las áreas especificadas. Se recomienda separar los botes PET y latas de aluminio en los contenedores para tal efecto señalados.
