Belle Volte is gorgeous and perfect for you and family to enjoy the holidays or for any special occasion that brings you to the Temecula Wine Country! This amazing home is located off the De Portola Wine Trail and close to several of Temecula's top Wineries and Wedding Locations. Please note that pricing shown is for up to 8 people, additional guests are $25 per night per guest, children under 12 are $12.50. The Belle Volte Estate is privately gated property on almost 5 acres of serene land and surrounded by some of the most breath taking views of Rolling Hills, Mountains, Vineyards, and other High End Luxury Estates. Belle Volte has received a full remodel with JenAir top of the line kitchen appliances and huge granite cental island for entertaining. The Kitchen is open to both the Great Room & Dining Room, over looks the stunning new sparkling pool & spa with time stopping views all around! The high vaulted ceilings at the entrance also expose the curved elegant staircase that leads you to the second level of the estate. The 1st floor of the home immediately off the entrance has a over sized Master Suite with Cal King Bed and private bath. Off the Kitchen there is another Main Floor Bedroom that also has a Cal King Bed and private bathroom. There is not only the elegant curved stairs case but a 2nd set of stairs that leads you to the third private suite that can only be accessed by this 2nd set of stairs. This 3rd Suite is also over sized with Cal King Bed and private bath. This private but spacious bedroom has a wrap around balcony which allows you to enjoy the tranquility and soak in the peaceful feeling of the Temecula Wine Country Residents get to enjoy! Travel back down and take a seat in the Great Room on one of our three fluffy full size couches to enjoy a movie on a 55 inch flat TV or just enjoy the company with all of your party.
Travel up the Elegant Curved Stair Case to the 4th private over sized suite with a Cal King Bed and private bath with enclosed seamless glass shower or relax in the roman tub. On the 2nd floor from the curved stairs there is a Bonus Loft Area with incredible views that has table,chairs, and couch to enjoy a board game or read a book. A private balcony from the loft over looks the sparkling pool, rolling hills, and vineyards. Passing through the double doors from the loft into our huge game room with pool table, game area, TV, and even a private restroom!

We can sleep up to 16 people, with a total of 8 people can sleep comfortable in the 4 bedrooms. We have 7 roll away beds that you can move around the home however you wish and the game room futon can also sleep one when converted to a bed. 16 people will all be very comfortable and with all the sqft of this home and large open rooms it can all be private as well! Great home for a Family Reunion or Celebration or a great gather spot for friends as well! Travel into our backyard to enjoy the pool/spa that has all the best views! Our home is just minutes from Wineries such as Cougar, Leoness, Gershon Bacus, Wilson Creek, Doffo and more! Belle Volte Estate is 15 minutes from the freeway and just 10 minutes into the City of Temecula.

Belle Volte is a prefect home for a large group to come and enjoy each other! The open floor plan of the Great Room, Kitchen & Dining Room allow your party to comfortably be all together but the separate Suites and game room also give you all the room needed to stretch out and enjoy the quiet time.

You are able to access the entire property but do ask that you always keep in mind to respect our neighbors.
**This rental is best suited for a quieter group. Although we are on a large property we do have neighbors and the noise can travel. The neighbors will call code Complaince on any guests that are too loud after 10:00pm and before 8:00am.**

Once you are booked with us we do send you a booking agreement to sign. All we note below is what is on the booking agreement.

We do charge separately to heat or pool or hot tub. We will charge a deposit prior to arrival if you would like to us, we will supply to you the amount of gallons of propane used during your stay to heat either the pool or hot tub. Please inquire on current prices to heat either pool or hot tub as the cost varies depending on weather conditions. The pool heating would be set up for you prior to arrival but hot tub heating is very easy for you to control and turn on and off at the property. Nov 1 - Feb 28th Pool heating is not available as price could be $1000 to heat for only a few days, we will consider as long as you understand it is very expensive to heat during winter.
Our home is located in a residential area and we do have neighboring properties although we are located on 5 acres that can be impacted if our guests do create loud noise by music or voices. We do ask all guests to not play any loud offensive music and to demonstrate a "Good Neighbor" attitude when staying at our home. We do ask no music at all to be played outside after 10pm to 8am in the morning and we do ask that any music inside the home not be too loud that it can be heard by neighboring properties. We do not allow any events such as Weddings or Rehearsal Dinners at the home. We do only allow the people staying at the property to be on the property, any additional people not listed on the contract that will come to the home during your stay does have to be approved with management prior to your arrival.
Please also note that the lowest setting that the Air Conditioners go are at 74 degrees. The Air Conditioner's are not able to be lowered. We do provide a Kuerig Coffee Machine & Regular Coffee pot with filters, you will want to bring your own coffee, creamers, sugar. We do provide propane tanks for the BBQ, if those tanks run out during your stay you will need to refill. We do provide 1 roll of paper towels, 12 rolls of toilet paper, hand soap, 6 pods of laundry soap and dishwasher soap. We also provide a small bottle of dish soap and a dish brush. We do not provide and salt, pepper or any spices.

TVL Vacation Terms include a No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

Terms & Conditions


Reservation requests are not confirmed until completed Rental Agreement has been received and approved. Rental agreement will be sent via email and can be completed easily on your computer, tablet or smartphone. Request may be canceled if Rental Agreement is not received within 24 hours. Should there be ANY issues with the reservation request, you will be contacted within 24 hours after receipt of completed and e- signed rental agreement.

2. PAYMENTS, CANCELLATIONS, REFUNDS: Outside 60 days of arrival, 50% Down Payment is due to reserve property. Final Payment is due 60 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. If canceling 60 days prior to check-in your full deposit will be returned. If canceling reservation less than 60 days to check-in then no refund will be given. All cancellations must be in writing and receive confirmation from TVL Vacation Homes. If a check is returned NSF, Guest shall pay $50.00 as an NSF fee. Reservation can be rescheduled 1 time with no penalty if outside 60 days of arrival. Guest will be required to pay any difference in rates. All reservation changes must be confirmed via email. Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions. The charge for Travel Insurance is at 6.95% of your total trip. (If booked thru VRBO or Airbnb these are charges charged direct thru them and could have different rates)

3. PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described as: (Property.Address) (Premises).

4. ARRIVAL, DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Failure to depart on time, on time is anytime before 10:00am will result in a $300 fine. Early Check In and Late Check Out options are available for an additional fee if available and scheduled in advance. Earliest Available Check-in time would be at 2:00pm and the cost is $50 per bedroom for the Early Check-In Fee of 2:00pm. Latest Available Check-Out Time is at 12:00pm and is also a $50 per bedroom charge. Please understand Vacation Rental Estates are not like Hotel's, your early check-in or late check-out requires more staff to be hired to ensure the home is at the top condition of your arrival that we want it to be. This requires many different people to come in and perform tasks that not all can be done at the same time. We are not able to go outside of these guidelines. The code given for your access code to the property is not available to be enabled until the time set in your check-in instructions and the access code expires at your scheduled check-out time. Early-In or Late-Out Not an option during Peak Summer Times.

5. TRAVEL PROTECTION: Trip Cancellation and Travel Insurance protection is optional with your reservation. We strongly recommend this valuable protection. This plan provides insurance coverage that only applies during the covered trip. You may have coverage from other sources that provides you with similar benefits but may be subject to different restrictions depending upon your other coverages. You may wish to compare the terms of this policy with your existing life, health, home, and automobile insurance policies. If you have any questions about your coverage, call your insurer. (i)Purchasing travel insurance is not required in order to purchase any other product or service offered by TVL Vacation Homes. (ii) TVL Vacation Home employees are not qualified or authorized to: (a) Answer technical questions about the benefits, exclusions, and conditions of any of the insurance offered. (b) Evaluate the adequacy of the prospective insured’s existing insurance coverage. Review available products and details. To add this valuable coverage after original booking, you must do so before final payment is made. Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions. 6. UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.

7. APPROVED GUESTS AND USE: All Guests planning to occupy the premises must be approved by management prior to reservation confirmation. Minimum age to rent is 27. If party is all adults, all guests must be at least 27 years of age. Children are allowed with guardian. Parties of any kind that might disturb peaceful enjoyment of neighbors is strictly prohibited. All homes are in dense residential communities with strict County of Riverside noise ordinance in place and enforced. Reserving Guest must be an occupant for entire reservation period. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.

8. NOISE CONTROL: Per Riverside County Code Enforcement and Vacation Rental Permit Owners & Tenants; It shall be unlawful for any person to make, continue, or cause to be made or continued, within the limits of said City/County, any disturbing, excessive, or offensive noise which causes discomfort or annoyance to any reasonable person of normal sensitiveness residing in the area. Management strictly enforces City/County Code. Guest failure to abide to City/County Code may lead to immediate eviction without refund.

9. RULES, REGULATIONS: NO COMMERCIAL USE. Guest agrees to comply with any and all rules and regulations that are at any time posted on the Premises or delivered to Guest. Guest shall not, and shall ensure that Guest and licensees of Guest shall not: (i) disturb, annoy, endanger, or interfere with other Guests of the building in which Premises is located or its neighbors; (ii) use the Premises for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance; or (iv) commit waste or nuisance on or about the Premises.

10. CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Upon termination of occupancy, Management will arrange for a professional cleaning service to clean Premises. Guest is responsible for cost of this cleaning. Cleaning fee is mandatory and nonrefundable. Should Guest use and activity require more than regular cleaning services or cause damage, Guest will be charged for associated excess costs and may be disallowed for future stay. If additional cleaning charges apply TVL Vacation Homes Management will provide pictures and additional costs statement. Moving around furniture in the house or patio and not returning back will result in additional charges. 

11. PETS: Pets are NOT allowed.(unless noted that the rental does allow pets) Found with pets at this property will result in immediate cancellation of stay with no refund. A select few properties may allow 1 pet if the pet has been discussed and approved by Management and the appropriate Pet Fee has been paid. To be considered for approval, Pet must be a non-shedding breed, and at all times supervised or kenneled if left. Pet Fee is nonrefundable. Guest is responsible for any damage and excess cleaning caused by Pet. Pets are not covered by Accidental Damage Protection. If unauthorized pet is discovered on Premises during reservation, Guest will be asked to leave without refund, as Guest will be in breach of this Agreement. If upon departure an unauthorized pet is found to have been on the Premises during reservation, Guest may be fined up to 2x the cost of the property cleaning fee. Pet Fee is at $200 to $600 depending on size of estate as it is required to have carpet cleaned after a pet stay regardless if pet makes any accidents due to pet allergies.

12. NO SMOKING: No smoking is allowed on the Premises. Found Smoking can result in immediate cancellation of the stay without refund. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement.

13. MAINTENANCE, REPORTING: Guest shall properly use, operate and safeguard the Premises including, if applicable, any landscaping, furniture, furnishings, appliances and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. Guest shall immediately notify Management of any problem, malfunction or damage. Such discovery does not permit Guest the right to cancel this Agreement or receive a refund of any payments made.

14. ACCIDENTAL DAMAGE PROTECTION: In “lieu of” or “in addition to” a standard security deposit, Accidental Damage Protection is included with your reservation. Damage Protection is nonrefundable. Tenant must notify Manager of any damages prior to check-out in order for Damage Protection to apply. If damaged item(s) are deemed by Manager to be intentional or caused by negligence, Damage Protection will not cover reimbursement. Damage Protection does not cover missing items or damage from pets or allergy/flea remediation from pets. Please note that you are responsible for any damage that exceeds the maximum protection amount, or damages that are not covered by the protection. Any additional charges for damages will be billed to the payment method on file. Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit up to the [$3,000.00 limit] shown on the confirmation. Any damages that exceed the $3000 policy limit or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of the policy limit. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd . The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to TVL Vacation Homes any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact TVL Vacation Homes directly if you do not wish to participate in this assignment. Cost for policy is $45.00 and can be purchased at booking or prior too. Not available for purchase on day of or after check-in. Not participating will result in a $3,000 deposit that will need to be collected. (If booked thru VRBO/Homeaway or Airbnb these charges are different and billed thru VRBO or Airbnb directly and not thru TVL and their charges could be different)

15. AIR CONDITIONING/HEATING: Guest agrees that Air conditioning shall not be set below 74 degrees and heat shall not be set above 78, and that the fan setting shall be set to “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of, or malfunctioning HVAC units.

16. SYSTEM FAILURES: In the event the rental unit sustains a failure of a system, including but not limited to TV/Cable, Internet/WiFi, HVAC, appliances, water, sewer, electrical, gas, plumbing, mechanical, pool, hot tub or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs

17. POOL/SPA FEE: In the event the rental unit has a pool or spa or both, the pool & spa  is not consistently heated and is an extra charge to guest to have it heated. We do not allow pool heating between the months of Nov 1 - March 15th. Pool Heating is allowed March 16th - Oct 31st at additional cost. There is a Deposit charged for Pool & Spa heating but depending on weather temperatures a pool deposit could need to be increased from what was oringally paid. Management can provide estimates for pool heating 2 weeks prior to stay. Guest must in writing inform Management 7 days prior to check-in to have pool heated, if guest last minute requests pool heating or requests once they have already checked in Management might not be able to coordinate. All properties have propane tank gas at the properties that service as the source of heating, each propane tank has a wifi meter that tracks the gallons of propane used to heat either pool or spa. After stay mangement will provide guest with the amount of propane used and charge deposit accordingly and refund any unsed amount. Propane costs per gallon do vary. Management can provide you with current cost per gallon from Propane Utility company 2 weeks prior to check-in. 

18. ENTRY: Management and Managements representatives and agents have the right to enter the Premises, at any time, (i) for the purpose of making necessary or agreed repairs, decorations, alterations, improvements, for maintenance or to supply necessary or agreed services; (ii) to verify that Guest has complied with the terms of this Agreement; or (iii) in case of emergency. Management and Managements representatives and agents have the right to enter the Premises, upon reasonable notice of at least 24 hours, to show the Premises to prospective or actual purchasers, tenants, mortgagees, lenders, appraisers or contractors.

19. UNFORESEEN OCCURRENCES: Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommend that Guest considers travel and/or rental insurance.

20. TERMINATION OF OCCUPANCY: Upon termination of occupancy, Guest shall: (i) return all copies of all keys or opening devices to the Premises, including any common areas; (ii) vacate the Premises and surrender it to Management empty of all persons at agreed upon time; (iii) vacate any/all parking and/or storage space; and (iv) deliver the Premises to Management in the same condition less ordinary wear and tear as received upon arrival.

21. LOST ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.

22. PERSONAL PROPERTY AND INJURY: (i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property.

23. MEDIATION: Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.

24. JOINT AND INDIVIDUAL OBLIGATIONS: If there is more than one Guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Guest.

25. ENTIRE CONTRACT: Time is of the essence. All prior agreements are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties` agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement.

26. RELEASE: In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my children’s or the guests participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through me.
