Our Studio Cottage is tucked away in a private, residential area with direct access to both the Choctawhatchee Bay and Point Washington State Park. We offer our guests a private, quiet, and peaceful place to rest and relax, with quality home, kitchen, combined with hotel ammenities. Property is close to Grayton Beach, Seaside, Blue Mountain Beach, and located equally in distance between Destin and Panama City Beach.

This private, stand alone Studio Cottage from the Main House, offers a small private balcony (Smoking area) that overlooks woods and a canal that offers direct access (100 yards) to the Choctawhatchee Bay (fishing kayak, paddle, and life vest available). The lower deck and backyard are a common area- there is an umbrella, sand anchor, chair and sand toys to use when you go to the beach! There is a security camera (RING) that views the backyard and deck area. **Coming in May 2020! An outdoor shower with hot and cold running water and privacy curtain!

Access to the Bird Room and Main House are by invitation only.

The Cottage interior has both tile (kitchenette/bath) and carpet (living area). There is a 15 gallon hot water heater under the kitchen counter. The kitchenette has an apartment size refidgerator/freezer, sink, with many kitchen counter appliances: Copper Chef induction stove top, microwave, toaster/convection oven, blender, 4 cup coffee maker, toaster, lots of cabinets and drawers that have dishes, cups, utensils, prep knives, service utensils, bowls, even a safe for our guest's valuable items, and so much more!

There is a queen sized bed, with Egyptian cotton bed linens, a lightweight blanket, duvet, and hypo-allergenic covered mattress and pillows. there is also a three drawer dresser. All linens are cleaned on property using Tide & Bounce Free and Clear detergent/dryer sheets, and Lysol Laundry Sanitizer. **Coming May 2020! We heard from our guests and will be removing the futon couch and relacing them with a table and two chairs, great for enjoying meals, play a game of cards, oruse it as an office desk!

Also in the Living Area, is a double mirrored (floor to ceiling) closet that hides the stacked washer and dryer, luggage rack, ironing board, steam iron, vacuum, steam mop, broom, and more. On the walls are local art work, a remote wall air conditioner, a 45" Flat Screen TV with DirecTV, WIFI , Look up and you'll find a vaulted ceiling, recessed lights, and ceiling fan. The western back window of the Cottage, which is also an emergency exit, offers views of the Point Washington State Park, while the eastern entry doors and private balcony porch offer sunrise, which is why there are blackout curtains, letting our guests sleep in!

The bathroom offers a vanity sink, single person shower, and of, course, a toilet. There is a 1600 watt wall hair dryer, as well.

Guests have access to the lower deck, backyard, sunning lounge chairs including a grill fire pit, and may borrow while staying with us: a one person kayak, paddle, & life vest-direct access to the Choctawhatchee Bay (100 yards approximately) is via Little Canal, located just outside the gate of the backyard. There is a fishing rod and limited fishing accessories available. A fishing permit is required and available at local fishing and outfitter businesses.
We also offer our guests a beach umbrella with a sand anchor, chair, beach towels (2) to borrow during your stay.
Damage or theft of borrowed property items may result in additional charges.

Walton County BCC Passes Resolution 2020-35; Beaches to Open on May 1st with Strict Restrictions

During the Walton County Board of County Commissioner’s (WCBCC) meeting that took place beginning at 9:00 a.m., this morning, Tuesday, April 28th, the following action was taken by the WCBCC regarding the opening of the Beaches of Walton County.

The WCBCC has passed Resolution 2020-35, which updates the County’s Local State of Emergency.

This Resolution was passed with the following language regarding the opening of Walton County’s beaches and parks which will become effective on Friday, May 1st.

Beginning on Friday, at 12:01 a.m. May 1, 2020, the beaches within Walton County, Florida will be open with the following restrictions:

All permits for vending on the beach shall be suspended and no vending on the beach, including private beaches, shall be permitted while this Local State of Emergency remains in effect.

All permits for beach bonfires shall be suspended. No fire permits will be issued while this Local State of Emergency remains in effect.

All special events on the beach shall be suspended and no special events on the beach shall be permitted while this Local State of Emergency remains in effect.

Individuals on the beach shall limit their activities to walking, jogging, fishing, swimming, paddleboarding, surfing and boating.

Groups of more than ten (10) people are prohibited, and a minimum of six (6) foot social distancing shall apply.

In addition to the action above, the WCBCC has taken action to open all County parks and the Eagle Springs Golf Course. No more than ten (10) people and a minimum of six (6) foot social distancing shall apply at all parks and the golf course.

WHAT SHOULD WE PLAN FOR BEFORE ARRIVAL? 
Bring provisions for your visit.  With many additional visitors to the area during summer months, food & general supply inventory may not keep up with increased demand. 
Pack a supply of hand sanitizer, disinfectant wipes, paper towels and toilet paper.  These high demand items are hard to come by here at the beach - just like they are where you live, so it's best to come prepared. 
30A Shops, restaurants and local business may require use of face masks while in their establishments so pack one for everyone in your group.

HOW WILL OUR VISIT TO 30A BE DIFFERENT THIS YEAR? 
30A Restaurants by law are currently operating at 50% capacity.
The first step when planning to dine out is to check a restaurant's website and social media pages to learn how they are operating.  Many restaurants are understaffed and are  unable to have a dedicated person to answer the 100s of emails & phone call requests they’re receiving daily.  Use websites, social media and online reservations where available.   
Wait-staff  and owners are operating their businesses under extraordinary circumstances. Many are now having to take reservations and/or offer curbside pickup when they've never done so before all while using new technology for both.  They are working hard to deliver good service, meet customers' expectations all while doing their best to stay in line with CDC regulations. 
Be prepared for longer wait times as staff takes the extra required  cleaning to insure your safety. 
Local Shops are  re-opening but may be operating differently
Check local businesses’ social media pages or websites before heading out to shop so you know, in advance, how they're currently operating. 
Retail shops are adjusting their routines to follow safe/healthy practices while maintaining the ability to serve shoppers and guests.  
You may have to wait outside if a shop is over allowable capacity.  Your patience and understanding with sales staff at this time is greatly appreciated.
If you grocery shop during your visit:
Limit the number of people in your shopping group to only one or two at most. 
Follow stores’ “ONE WAY” isle directions for customer traffic flow and maintain six foot distances in checkout lines. 
Be respectful of those choosing to social distance while in public.
In consideration of others, wear masks while shopping.
Be aware of  Walton County beach restrictions  & ordinances currently in place.
Beach Vendors have required safety guidelines that includes placing their equipment a minimum of six feet apart.  Placing equipment in a manner that prevents groups of more than 10 from congregating and disinfecting equipment between each use.
Visitors to the beach must adhere to CDC guidelines of social distancing – no groups of more than 10, and 6 or more feet between groups.
When interacting with Beach Lifeguards, please be courteous& maintain social distancing. Maintain 6 or more feet of separation when interacting with them or any other person outside your group.
Golf carts are NOT allowed to be operated directly on the 30A Bike Path.  Drivers of golf carts on public roads and streets must possess a valid vehicle drivers' license.  Golf Carts must be equipped with seat belt restraints and all passengers are required to use seat belts.  As a common courtesy to others, golf carts should safely pull over to the side of the road when 5 or more cars are following to allow traffic to pass.  According to Florida State Statute, a golf cart may not be operated on public roads or streets by any person under the age of 14.   
WHAT ELSE MIGHT BE HELPFUL TO KNOW? 
Mingling in public here at the beach is NO different than it is in a large city or other crowded areas.  Visitors come to our beaches from many states, urban areas and cities. Everyone is on encouraged to continue practicing social distancing in public places.
Your vacation rental company or host should provide guidelines for how they’re taking care of your property prior to arrival and may provide a list of recommended safety precautions to insure a safe stay while you're here.
If you or anyone in your group is sick before you leave home, postpone your vacation. While you’re at the beach, should anyone in your group get seek, return home immediately to shelter in place & seek medical attention. Hospital beds and health care are limited in our area.
South Walton is home to wide open spaces, beautiful beaches, wonderful state parks, hiking trails, and bike paths…. get outside and enjoy the best of the area while you’re here.
Last but most importantly. . . .Shops, businesses, and restaurant owners are grateful for the direct impact you & your families make on our local economy! Thank you for supporting the beach towns of Rosemary, Alys Seagrove, Seaside, 30A and all of South Walton Florida!

Peak Rental Season: April 1-October 31-NO Extended Stay Guests (14 nights or more) are permitted, unless previously negotiated with host.

Off-Peak Season: November 1-February 28: Accepting Extended Stay Guests for up to 89 nights/90 days.

NO SMOKING or open flame candles inside studio cottage, please! A cigarette receptacle is provided, and is located just outside the entrance to the studio cottage, and flameless candles are provided.

DO NOT flick cigarette butts, bottle caps, corks, etc., off the balconies!

DO NOT flush ANYTHING but toilet paper into the toilet or the sinks! Clogging or poisoning the sewer lines and grinder can result in a fine up to $250 USD or more, from our local sewer company, for repair work to our grinder and lines!

Please keep all gates closed after opening them, to keep Hawkins in the backyard!

There is a local noise ordinance after 10PM. No loud music or disturbances, please!

The current hot water tank holds 15 gallons at a time. Please allow 15-20 minutes between showers or laundry use. There is an outside shower available, with privacy and plumbing from the main house (40 gallon)

Hurricane Season officially begins on June 1 and ends on November 30, but tropical storms and depressions can occur in Florida throughout the year. Refunds or replacement stays will only be given to current guests and/or guests staying with us, or scheduled to arrive within 72 hours of a named storm system, and that is scheduled to directly affect the Northwest Panhandle of Florida.

Turtle Nesting Season is May 1 through Oct 31. Please leave no trace on our beaches!

The satellite system for A.T. &T. (DirecTV), is subject to interruption during very heavy rainstorm systems. We apologize for any inconvenience.

There is a wireless printer in the Main House, available for (complimentary) airline tickets, and general business services (ask for further details and information).

The cleaning of the Studio Cottage is your responsibility. Any UNREPORTED damage, extensive dirt, stains, and damage, may result in reporting and claims for reimbursement through AirBnb, may affect the booking guest’s standing with AirBnb.
Note: We do not keep, nor provide chemicals or keep cleaning products in the Studio Cottage. The purchase of any chemicals or cleaning products will be your sole responsibility during your stay, and, if left behind, will be removed after guests departure.

A general cleaning is recommended at least once a week for guests staying 7 nights or more. We recommend using our professional cleaning and maintenance crew. The cost is $ 60 per cleaning, and takes about 30-45 minutes! It includes: a change out of all bath and bedding linens, cleaning/disinfecting kitchen counter tops, exteriors of appliances and cabinets, bathroom shower and curtain, toilet, sink, and floors, dust table tops/ lamps and ledges, and vacuum the carpet with a professional “ghostbuster” canister backpack vacuum that is dustless, and leaves little to no remnants of dust or allergens in the air.

The immediate surrounding area is the Point Washington State Forest with over 15, 000 protective acres, with the Choctawhatchee Bay just a football field length away to the north!

Beyond that are the beaches of South Walton, a developing area that features coastal State Parks, rare Coastal Dune Lakes like Redfish, Western, and Eastern Lake, and that features 16 distinct townships and villages along Scenic Road 30-A include Rosemary Beach, Alys Beach, Seaside (where the movie, "The Truman Show", starring Jim Carrey was filmed), Gratyon Beach, Blue Mountian Beach-each offering their own unique architecture, style, and village vibe!

Brad and I came to the Florida Panhandle on vacation while we were living in Southern Illinois, almost 20 years ago, and fell in love with the area! We originally thought of becoming Snowbirds, but reconsidered, and after a few margaritas, we made the decision: Cows & Corn vs. Sun & Sand…and the winner was…! Back when US Highway 98 was still a two lane highway, we opened a talent agency in Panama City Beach and worked very hard, but wound up following other interests. Brad got his Florida Real Estate license, currently working for 30A Realty, Inc., and I have worked in several areas including as a vacation rental agent, barrista, candy maker (and manager), Notary Public (2004-2020), and a minister (online). We have been blessed to travel around the country, the Caribbean, Mexico, and Europe, and we always look forward to our next adventure. My husband enjoys video gaming, is a marksman, and quite handy aroungd the house, while I am a foodie, movie, television, and trivia buff! We love music, especially the Grateful Dead, classic Rock and Roll, Bluegrass, Jazz, and Country. In August of 2018, Brad and I will be celebrating our 30th Wedding Anniversary- we met in June of 1988 and married eight weeks later. We do not have any children, and we spoiled our fur and feather babies with love! We are laid back, and enjoy our privacy, and we love to be helpful to each other and our friends!
